Reminder: Annual Assessments are due January 1st and are considered delinquent after January 31st, 2025. Late fees and penalties will be assessed after January 31st.
Accounts which remain delinquent on or after April 15, 2025, may be assigned to the association's attorney for collection. Once this assignment takes place, all contact regarding your account will be through the attorney. The attorney's fee & costs (which will be substantial) will be added to your account balance. Failing these collection attempts, the Attorney will seek to foreclose on the Association's lien through a foreclosure lawsuit.

Community service and volunteerism are an investment in our community and the people who live in it. Volunteers cultivate unity within the HOA. They make life easier for the board members and the community manager. They play an active role in preserving property values. Simply put, they make the community a better place to live.
There are always ways in which you can help out. The first step is just making the decision to get involved. Think about what you can do to help out—and if you need suggestions, don’t hesitate to talk it over with a member of the HOA board. If you'd like to volunteer in the community, please contact Sterling Association Management.
Merrylands is a deed-restricted community. The goal of our deed restrictions is to maintain the neighborhood’s aesthetic and support property values.
One of the major responsibilities of the Association is to protect your investment and enhance the value of your property. The Association is required to enforce the Declarations of Covenants. To do this fairly and the same to all homeowners, our Property Manager conducts drive-by inspections every other week for possible deed violations. The documents used to judge a possible deed violation are the ACC Guidelines and the Declarations of Covenants, Conditions, and Restrictions.
If you receive a letter of a possible deed violation and you are not able to fix it immediately, have questions, or feel your letter was an error please contact the Property Management office as soon as possible. Communication is the best way to prevent the matter from going further.
